Living in Ayat
Ayat is a large residential area on the eastern edge of Addis Ababa. It grew from open land into one of the biggest housing areas in the city. Private gated estates, villas, apartment blocks and large government condominium sites stand side by side. Ayat is the eastern end of the light rail's east-west line, so it has a direct rail link to the city center.
Living in Ayat
Ayat is mostly residential. Streets inside the estates are calmer than in central areas. Shops, cafes, schools and clinics have opened along the main roads as the population grew. Many families move here for more space at a lower price than in Bole.
Ayat is now part of Lemi Kura sub-city. The city created Lemi Kura in 2020 from parts of Bole and Yeka sub-cities. The Lemi Kura sub-city office is in Ayat, near Derartu Tulu Square. Older documents and listings may still say "Bole Ayat" or "Yeka". This is why some listings use the name Bole Ayat.
Listings use many local names inside Ayat. Common ones are Ayat 49, Ayat Green Park and "around Maranata". Government condominium sites are often named by zone, such as Ayat Zone 2, Zone 3 and Zone 5. To the east, the area continues toward Yeka Tafo and Legetafo. Legetafo is now part of Sheger City in Oromia.
Property types and prices
Ayat has a wide mix of homes:
- Villas and townhouses in private gated estates
- Apartment blocks from private developers
- Government condominium units, from studios to three bedrooms
- Plots and unfinished houses on the outer edges
Ayat takes its name from Ayat Real Estate. The company started in 1997 and built some of the first large private estates in the city. Other developers also build here. Gift Real Estate sells four-bedroom apartments in its Ayat Feres Bet project.
Prices in Ayat are usually lower than in central Bole for the same floor area. Prices still vary a lot between a condominium unit, a new apartment and a villa in a gated estate.
