House Prices in Addis Ababa: What Homes Cost in 2026
House prices in Addis Ababa are high compared to local incomes, and they change fast. This guide gives median asking prices for September 2026, explains what drives them, and shows how to judge a price before you make an offer. All figures are asking prices from listings. Final sale prices are often lower after negotiation.
Median asking prices in September 2026
Ethiopia Property Centre publishes monthly medians from listings on its site. Its data for September 2026, published on 11 October 2026, gives the figures below. A median is the middle price. Half of listings ask more and half ask less.
| Property type | Median asking price |
|---|---|
| Flat for sale, all sizes | Br 10.5 million |
| Flat for sale, 1 bedroom | Br 5.4 million |
| Flat for sale, 2 bedrooms | Br 10.5 million |
| Flat for sale, 3 bedrooms | Br 18 million |
| House for sale, all sizes | Br 19.9 million |
These numbers come from one listing site. They show the asking side of the market, not completed deals. Use them as a starting point, not as a valuation.
Prices by area
Location changes the price more than any other factor. The same sample shows clear gaps between areas.
| Area | Property type | Median asking price |
|---|---|---|
| Bole | Flat for sale | Br 14 million |
| Bole | House for sale | Br 28.9 million |
| Ayat | House for sale | Br 28.3 million |
Bole is close to the airport, embassies, offices and restaurants. Demand from diaspora buyers, expatriates and businesses keeps prices high there. Ayat is a large residential area in the east of the city. It has many gated compounds and developer projects, so house prices there are close to Bole levels.
Ethiopia Property Centre does not publish separate medians for areas between Bole and Ayat, such as CMC and Summit. Check current listings there to compare. Areas further from the centre usually ask less. Prices also depend on the road access, the title documents, the plot size and the age of the building. For more detail on areas, read our guide to the best neighborhoods in Addis Ababa.
Rental prices for comparison
Rents help you check whether a sale price makes sense. The same September 2026 sample gives these median monthly asking rents.
| Property type | Median asking rent per month |
|---|---|
| Flat for rent, all sizes | Br 310,000 |
| Flat for rent, 1 bedroom | Br 175,000 |
| Flat for rent, 3 bedrooms | Br 374,000 |
| House for rent, all sizes | Br 516,000 |
Many rental listings on property sites are in Bole and other high-end areas, and many target foreign tenants. The medians are therefore much higher than what most residents pay. Addis Fortune, citing Ethiopia Property Centre data from early 2026, puts the average rent for a studio in the city centre at about Br 45,000 a month. For the rules on leases and rent increases, read our guide to renting an apartment in Addis Ababa.
Why prices rose so fast
The birr float
On 29 July 2024, the National Bank of Ethiopia let the birr float. On that day the official rate went from about 57.48 to about 74.73 birr per US dollar. By February 2025, the NBE foreign exchange auction averaged about 135.6 birr per dollar.
A weaker birr raises the cost of imported steel, glass, fittings and machinery. Sellers also think in dollar terms. When the birr loses value, many owners raise their birr price to keep the same dollar value. This is a main reason why birr prices rise even when demand is weak.
Construction costs
In a March 2025 report by The Reporter, a developer says that high inflation has sharply increased the cost of building materials. Developers pass these costs to buyers. Owners of existing homes then use new project prices as a reference.
Limited supply of good stock
Supply of finished, well-located homes with clean title is small. Government condominiums are cheaper but scarce. Private developers build mostly for the upper market. This gap keeps prices high in the areas buyers want most.
The 2025 slowdown
Prices do not only go up. In early 2025, the market for developer apartments slowed sharply.
- The Reporter (March 2025) reports that Flintstone Homes cut prices on some homes from about Br 110,000 to about Br 69,000 per square metre. The company says its average cut is about 40 percent.
- The same report says Metropolitan Real Estate had sold only 20 percent of the units it had built.
The Reporter links the slowdown to developers who misjudged demand and to investors who sell at a discount. This was not the first fall. In February 2024, Addis Fortune reported that home and apartment prices had dropped nearly 15 percent over six months. It said around 300 developers, most of them selling semi-finished homes, faced falling values.
The slowdown shows that list prices are not fixed. In a slow market, buyers can negotiate hard. For background on the new developer rules, read our guide to real estate developers in Ethiopia.
How to judge a price
Use these steps before you make an offer.
- Compare like with like. Compare homes in the same area, with the same bedroom count and a similar size. A Bole flat and an Ayat flat are different products.
- Use price per square metre. Divide the asking price by the size. This lets you compare homes of different sizes and developer offers.
- Check the rent. Find the rent for a similar home. If the sale price is very high compared to the yearly rent, the home may be overpriced for an investor.
- Check the documents. A home with a clear title deed and approved building permit is worth more than one with disputed or missing papers. Read our guide on how to buy a house in Addis Ababa.
- Add the costs. Taxes, fees and broker commission add to the price. Read our guide to property tax and fees in Ethiopia.
- Ask for a discount. Asking prices include room for negotiation, mostly on older stock and in a slow market.
Why asking prices differ from sale prices
Listing sites show what owners ask, not what buyers pay. Several things widen the gap.
- Owners often start high and expect to negotiate.
- Some listings stay online after the home sells.
- The same home can appear more than once, from the owner and from brokers.
- Homes with title problems may sell well below the asking price.
For a better view, ask a broker or a lawyer about recent sales in the area. Treat any single listing price as an opening offer.
Houses compared to apartments
A house (villa or G+1, G+2) usually costs about twice as much as a flat in the same sample. A house gives you land, which keeps its value well. It also gives you more space and privacy. A flat costs less, needs less upkeep, and is often in a building with security and parking. Many first-time buyers start with a flat or a condominium. Read our condominium guide for the government housing option.
Prices for foreign buyers
Proclamation 1388/2025 lets foreign nationals buy a house in Ethiopia. In Addis Ababa, the minimum price is USD 150,000 per house, and payment must come in foreign currency through an Ethiopian bank. The foreign owner owns the building, not the land. Read our guide to buying property in Ethiopia as a foreigner.
Land prices
We do not have a reliable current price per square metre for land in Addis Ababa. Land in the city is held under lease from the government, not as freehold. The price of a plot depends on its lease terms, its zoning and its location. Read our guide to land lease in Ethiopia and check current land for sale listings to see asking prices.
What to watch next
These factors are likely to move prices in the coming months.
- The exchange rate. A further fall of the birr tends to push birr prices up.
- Developer sales. Price cuts by large developers put pressure on resale prices for new apartments.
- Foreign buyers. Proclamation 1388/2025 may bring new demand at the top of the market, above USD 150,000.
- Rent rules. The cap on rent increases affects the income an investor can expect from a rental home.
- Interest rates and loans. Easier home loans would let more buyers enter the market.
