Ayat Real Estate (Ayat S.C.) is one of the oldest private housing developers in Ethiopia. Ayalew Tesema founded it in the late 1990s. The company sells apartments in CMC, Meri, the Ayat Roundabout area and Kazanchis in Addis Ababa. It says it has more than 5,000 customers.

Temer Real Estate

Temer Real Estate, now called Temer Properties, is an apartment developer in Addis Ababa. Two founders started it in 2010 in the Ethiopian calendar (about 2017/18). The company says it has delivered more than 350 apartment units in more than 10 projects. It builds mainly in Sarbet, Ayat, Lebu and 4 Kilo.

Flintstone Homes

Flintstone Homes is the real estate arm of Flintstone Engineering, an Ethiopian construction company founded in 1992. It has sold homes since 2008 and builds apartments in Sarbet, Bole, CMC and Kazanchis. Its website lists prices from about ETB 4 million under the Zala program. In 2023 the company said it had delivered about 5,000 houses and shops.

Noah Real Estate

Noah Real Estate PLC is an Addis Ababa apartment developer founded around 2012 by Tewodros Zerihun. It builds large apartment sites in CMC, Gurd Shola, Summit, Ayat and Aware. Its CEO said in 2024 that the company had delivered more than 9,800 homes and commercial spaces. In 2026 a court froze sales of some units at its Noah Victory project after a buyer dispute.

Ovid Real Estate is the housing arm of Ovid Holding, set up in 2019 and based on Goro Road in Bole. It builds large apartment programs, including Kings Tower, Chaka and Ovid Gelan Gurra City. It also builds housing for public institutions under partnership deals. Its website lists studios from ETB 2.1 million.

Metropolitan Real Estate

Crafted to Perfection

Metropolitan Real Estate is a US-based developer that has built apartments in Addis Ababa since 2016. It sells luxury towers in Bole and Sarbet and a standard apartment line called WestView. Its office is at Bole Rwanda. Addis Fortune reported 2021 prices of ETB 50,000 to 80,000 per square meter at its Central Tower.

Phison Real Estate S.C. builds apartments, villas and townhouses in Ayat zone 5 in Addis Ababa. Its office is in the Getu Commercial Center on Bole Road. Jenboro Real Estate entered the housing market around 2020 and builds mainly in Bole Bulbula. In January 2024 it had delivered three of its six projects, per Capital. It is building the Kiru Apartment tower in Sarbet, with 400 units due around early 2027. It has offices in Bole Bulbula and Sarbet.

Eagle Hills Ethiopia is the local arm of Eagle Hills, a property developer based in Abu Dhabi. It builds La Gare, a mixed-use district on the site of the old Addis Ababa railway station. The plan includes more than 4,000 homes, hotels, offices and a mall. The Addis Ababa city government holds a 27% share in the project.
