DMC Real Estate

DMC Real Estate is a private real estate developer in Addis Ababa. It builds homes and commercial space. The company is known for its villas in Lebu, in the south west of the city. Its current project is DMC Hillside, a mixed-use apartment community at Lebu Mebrat. The company is part of a group that also lists DMC Construction, DMC Holdings and other sister companies on its website.

Who they are

DMC Real Estate says it offers "both quality and affordability" to local and foreign buyers. Its about page says it has built 43 villas in Lebu and delivered them to clients. The same page shows a counter of 46 villas handed over, so the exact number is not clear. The site describes its villa projects as sold out.

The about page lists "26+" years of experience and more than 1,030 employees. It does not say whether these figures cover the whole DMC group or only the real estate company. We could not find a founding year from a reliable source.

The company says it uses aluminum formwork to build faster. It also announced plans for a mall with a large aquarium in October 2024. It did not give a location or a date for the mall.

Projects and locations

The main project is DMC Hillside Apartments. The company calls it its "debut G+26 apartment building". The master plan covers about 65,395 square meters. It combines homes, shops, retail and leisure space in a gated setting. Listed amenities include a standby generator, four elevators, a water reservoir, a gym, a playground, parking and EV charging.

The earlier DMC Lebu Villas are complete and sold out, per the company.

Both projects are in the Lebu area. Lebu is a growing residential district on the road south west of the city centre. See the Lebu neighborhood guide for transport, prices and services. The nearby Mebrat Hail condominium site is a lower cost option in the same area.

Unit types and sizes

The Hillside property list shows these unit types for sale:

The site also lists two bedroom types of 132.4 and 140.8 sqm and a 164.3 sqm three bedroom. Four bedroom units and shops are marked "coming soon". The website does not say if these sizes are net or gross. Ask the sales team before you compare prices per square meter.

Prices and payment plans

DMC Real Estate does not publish prices or a payment plan on its website. In October 2024 it announced a "new, competitive pricing structure" but gave no figures. Buyer checks

The Hillside project is off-plan, so check these points before you pay:

• Ask for the price per square meter, the payment schedule and the delivery date in writing.
• Confirm whether the unit size is net or gross.
• Ask to see the land lease certificate and the building permit for the Hillside site.
• Visit the completed Lebu villas to judge build quality.
• Ask how the contract handles delays and price changes.
