Sunrise Real Estate is a private developer in Addis Ababa. It builds villas and apartments for sale and for rent. Its main site is in Summit, in Bole sub-city, near the Summit soft drinks (Pepsi) factory. Do not confuse it with the Noah Real Estate project called Noah Sunrise, or with developers of the same name in other countries.
The company says it was established in Addis Ababa in 2004. Its old website described it as a sole proprietor business. It also described itself as a grade one construction company that rents out construction machinery. A sister company, Nile Hotels PLC, works in hospitality. The company says Nile Hotels registered with ETB 100 million in capital.
The company's website, ethiosunrise.com, is offline in October 2026. The facts on this page come from archived copies of that site and from the company's own YouTube channel.
The company lists three projects:
Summit is a residential area in the east of the city. See the Summit neighborhood guide for transport and services. The Summit condominium site is a lower cost option in the same area.
The company started apartment sales in 2017. In August 2017 it said the buildings were over 70% complete. Its website listed these features:
The company changed the design during construction. It replaced three planned tennis courts with a mini-soccer and basketball court. It also replaced a community center with more parking.
The company did not publish prices or a payment plan on its website. It said it sold "at fair prices". The original sales started in 2017, so most units today sell as resales from owners. Compare current asking prices on our apartments for sale in Addis Ababa page and in our house prices guide.
The villas are rented out on long-term leases. In 2017 the company also advertised luxury homes for rent at the Summit compound. If you want to rent, see houses for rent in Addis Ababa and our renting guide.
The apartments are complete, so a unit for sale today is likely a resale. Check these points before you pay:
