About Summit Condominium

Summit condominium is a large government housing site in Bole sub-city, in the east of Addis Ababa. It sits along the Summit to Goro road, south of CMC. It is one of the most searched condominium sites in the city. This page covers the condominium site itself. For the wider area, with its villas and private apartments, read our Summit neighborhood guide.

Where Summit condominium is

The blocks spread along the Summit to Goro road in Bole sub-city, woreda 10. OpenStreetMap places Summit Condominium at about 8.990 N, 38.856 E. Landmarks around the site include Summit Adebabay (the roundabout), the MOHA soft drinks Summit plant, Summit Giorgis Church and Summit Kidane Mihret Church. OpenStreetMap also marks a Safari (Summit) stop at the north end of the site.

Gates (Ber 1, Ber 3)

People describe a place inside the site by its gate. In Amharic a gate is በር (ber). Listings name units by gate, for example "Summit 3rd gate" (ሰሚት 3ኛ በር or Sewestegn Ber). Our neighborhood guide also notes the first and second gates. When you search listings, try both the gate number and the Amharic spelling. Ask the seller or landlord which gate and which block a unit is in, because the site is large and the walk from a far gate to a taxi stop is long.

Getting there

Summit has no light rail station. The CMC station on the east-west line is about 2 to 3.5 km north, depending on the block. OpenStreetMap lists many bus and minibus routes that end at Summit Condominiums:

  • Anbessa city buses to Bole (AB042), Megenagna (AB119), Arat Kilo (AB079), Legehar (AB022) and Piassa (AB011)
  • Sheger buses to Megenagna (D25) and Bole (SH078)
  • Minibus taxis to Megenagna, 22 Mazoria, Bole Bridge and Aba Kiros

Peak-hour traffic toward Bole and Megenagna can be slow.

History and housing programs

Summit has two parts.

The older section. A study of Bole sub-city, using data from the housing development design office, lists Bole Summit with 2,915 residential units. It was one of the largest sites in the sub-city. At the time of that survey, residents had not yet moved in. These blocks belong to the city's first condominium program, which started before the 2013 registration for the 10/90, 20/80 and 40/60 schemes.

The 40/60 section. In 2015, the city listed Summit among its 40/60 sites, with 10 blocks and 340 houses. The construction contract dates from May 2015, with a planned build time of 13 months. Listings call this part "Summit 40/60". One listing places it behind Sunrise Real Estate.

Some listings call a unit "Summit 40/60", while others just say "Summit condominium". Ask the seller which scheme a unit is in, because the scheme affects the loan, the transfer rules and the risks below.

Unit types and sizes

Listings show four main unit types. Sizes are close to the standard condominium plans.

Unit typeTypical size
StudioAbout 31 m2
1 bedroom44 to 47 m2
2 bedroom71 to 73 m2
3 bedroomAbout 86 m2

At most condominium sites, ground floor units are shops. One 40/60 shop of 77 m2 is listed for sale, and its seller says it can become a home.

Prices to buy

The table shows asking prices seen on listing portals in October 2026. Most units are listed as finished with ceramic tiles and kitchen cabinets. Some still carry a bank loan.

A one-bedroom unit asks about ETB 113,000 to 138,000 per square metre. Larger units ask less per square metre. Summit is cheaper than inner-city sites such as Balderas, where two-bedroom units ask ETB 11 to 15 million.

Rent

A one-bedroom unit of 47 m2 at the third gate is listed at ETB 32,000 a month, unfurnished, on the third floor. The landlord asks for a minimum lease of 24 months.

Rent is a large share of income for many tenants here. A 2018 Addis Ababa University study surveyed 150 tenants at Summit. It found that 66 percent of them carried a high rent burden. Check the full cost before you sign, including advance rent. Read our guide to renting an apartment in Addis Ababa, and browse condominiums for rent.

Buy or rent at Summit?

Buy at Summit if you want a full-size condominium at a lower price than central sites, and you can accept a longer trip to the centre. The same study found that owners at Summit reported better well-being than tenants. Rent if you work in Bole, CMC or Megenagna and want to test the area first.

Checks before you buy

  1. Scheme and papers. Ask whether the unit is in the older section or the 40/60 section. Check the original allocation papers and the title. Several Summit listings say the unit has a digital title in the seller's name.
  2. Loan balance. Some listings say "with bank loan". Ask the bank for the balance. Agree in writing who pays it, and whether the bank accepts a transfer.
  3. The 40/60 court case. In 2019, the Federal High Court suspended title transfer for more than 18,000 40/60 units. For a Summit 40/60 unit, ask the housing agency whether the case affects it.
  4. Occupancy rules. In 2024, the city housing corporation told owners of empty 40/60 units to move in or lose their contracts. Check the current rule before you buy a unit to rent out.
  5. Gate, block and floor. Visit the unit. Check the walk to the nearest taxi stop, the water pressure and the state of the stairs.
  6. Broker fees. Agree the commission before the first viewing.
