About Gotera Condominium
Gotera Condominium is one of the oldest and largest government condominium sites in Addis Ababa. It lies in the south of the city center, next to the Gotera interchange on the road to Debre Zeit. A 2025 study counts about 2,433 units on the site and dates its first occupation to 2009. Its central location makes it one of the more expensive condominium sites in the city.
Where it is and how to get there
The site sits in the Gotera area, on the border of Kirkos and Nifas Silk-Lafto sub-cities. OpenStreetMap maps the blocks just west of Debre Zeit Road, near the Gotera interchange. Listings sometimes use the name Gotera Mamo for part of the area.
Transport is a strong point:
- Light rail. The north-south light rail line, from Menelik II Square to Kality, has a stop at Gotera.
- Roads. The Gotera interchange links the site to Meskel Square, Bole, Kera and Debre Zeit Road. In August 2022 the city opened the 3.8 km Sarbet, Gofa Mazoria, Pushkin and Gotera road, which includes a 320 metre tunnel.
- Taxis. Minibus taxis stop at the Gotera Agona Cinema and Gotera Oilibiya stops. Several banks have Gotera branches around the interchange.
History and housing program
Gotera belongs to the first phase of the city's Integrated Housing Development Program (IHDP). A 2019 Addis Ababa University thesis calls it the oldest phase of the program. A 2025 paper in Frontiers in Built Environment puts the site at 2,433 units and says it became operational in 2009.
Gotera also played a part in the Lideta inner-city renewal. A 2011 UN-Habitat report says 780 households moved from Lideta to the Gotera and Gofa sites when the city cleared Lideta for new blocks. The same report notes that at Gotera the cost of the communal buildings was included in the unit price.
The site is a mixed-use development. Shops and other businesses occupy commercial units on the ground floors. The 2019 thesis found that noise from some commercial units disturbs residents, especially at night. Ask about the ground floor of the block before you buy or rent a unit above a bar or workshop.
Blocks and unit types
Gotera offers the standard condominium unit types: studio, 1 bedroom, 2 bedroom and 3 bedroom. The UN-Habitat report says blocks of this period are four or five storeys above the ground floor, so they have no lift. Upper floors are harder to reach.
The early IHDP design guidelines in the UN-Habitat report give net floor areas of under 20 m² for a studio, 20 to 30 m² for 1 bedroom, 30 to 45 m² for 2 bedrooms and over 45 m² for 3 bedrooms. Units on the market are often listed at larger sizes. Recent Gotera listings show 37 to 43 m² for 1 bedroom, 63 to 64 m² for 2 bedrooms and 74 m² for 3 bedrooms. Ask the seller which figure the size refers to, and check it against the title map.
Prices to buy and rent
These are asking prices seen on Jiji in October 2026. Final prices are often lower after negotiation.
| Unit | Listed size | Asking price |
|---|---|---|
| 1 bedroom, 2nd floor | 37 to 43 m² | ETB 4.7 million |
| 2 bedroom, ground floor | 63 m² | ETB 7 million |
| 2 bedroom, 1st floor | 64 m² | ETB 8.8 million |
| 3 bedroom, 4th floor | 74 m² | ETB 8.5 million |
Asking prices put most Gotera units between about ETB 110,000 and ETB 140,000 per square metre. In 2022, The Reporter listed Gotera with Balderas, Gofa Mebrat Hail and Gerji as the most expensive condominium sites in the city.
Rent listings are fewer. A 2 bedroom unit of 72 m² on the 3rd floor was listed at ETB 45,000 a month in October 2026. Some sellers of furnished units say they earn ETB 35,000 a month for a 1 bedroom and up to ETB 70,000 for a 2 bedroom as short-stay guest houses. Treat these income claims with care. Living there
Gotera is close to the center, so daily trips are short. Banks, pharmacies, cafes and shops line the roads around the interchange. The light rail and many taxi routes make it easy to live there without a car.
The area is changing. In May 2025 The Reporter said construction had started on the Addis Tomorrow special economic zone on a large plot in the Gotera area. The project is a joint venture between the city and China Communications Construction Company. The Reporter said it was not yet clear how many families would have to move. Ask the woreda office whether any plan affects the block you want.
Buying checks
- Title. Ask for the title deed or the digital map certificate. Check that the name matches the seller's ID.
- Loan balance. Many units still carry a bank loan. Ask the bank for the balance and agree in writing who pays it.
- Transfer rules. Confirm with the housing office that the unit can transfer to you. Our guide to the Addis Ababa Housing Development Corporation explains who does what.
- Occupancy rules. In 2024 the city told owners of empty 40/60 units to move in or lose their contracts. Gotera is a 20/80 site, but check the current rules before you buy a unit only to rent out.
- Fees. Brokers on listing sites often ask for 2 percent commission. Add transfer taxes and fees. See our guide to property tax and fees in Ethiopia.
Our condominium guide explains the schemes and the risks in full. Nearby condominium sites include Gofa Mebrat Hail, Senga Tera and Lideta.
