Jemo Condominium

Jemo is one of the largest government condominium areas in Addis Ababa. It lies in the south-west of the city, mostly in Nifas Silk-Lafto sub-city. Reuters reported in 2016 that Jemo was completed in 2010 with over 10,000 apartments, and that it was the largest site in the city when it opened. About 50,000 people lived there at the time. Where Jemo 1, 2 and 3 are

OpenStreetMap shows the three sites in a row from east to west:

• Jemo 1 is the eastern site, at about 8.957 N, 38.713 E. It sits closest to Jemo Michael roundabout and the main road to Mexico. Block numbers on the map run past 300.
• Jemo 3 is in the middle, at about 8.957 N, 38.697 E. A Jemo 3 listing places it in the Irtu Bota area of Nifas Silk-Lafto.
• Jemo 2 is the western site, at about 8.957 N, 38.691 E. One listing gives its address as Kolfe Keranio sub-city.

Jemo Michael condominium, near the roundabout, lies to the north-east of Jemo 1. Lebu lies to the south and Saris to the east.

How to get there

Jemo has no light rail station. Mexico station is the nearest major stop. A future light rail line through the Jemo area to Lebu is planned but not built. OpenStreetMap lists these routes:

• Sheger bus A02 from Jemo 1 to Mexico
• Sheger bus SH085 from Jemo 1 to Autobis Tera
• Anbessa bus AB067 from Jemo 3 to Legehar
• Minibus routes from Jemo to Kality

A book on Addis Ababa's urban growth describes a Sheger bus ride of about 20 minutes from Mexico. It also says bajajs (three-wheelers) are the main way to move between Jemo 1, 2 and 3.

History and housing program

Jemo was built under the city's Integrated Housing Development Programme, before the 10/90, 20/80 and 40/60 savings schemes started in 2013. A resident in the 2016 Reuters report waited seven years for a one-bedroom unit. He also said the road into the city is very busy in the morning.

The same book describes ground floors along the main road set aside for shops, cafes and bakeries. Residents of four or five blocks form an association. Strong associations keep their blocks clean and their paths paved.

We could not find separate completion dates or unit counts for Jemo 1, 2 and 3.

Jemo 2 and the 2022 boundary deal

In August 2022, Addis Ababa and Oromia agreed a new administrative boundary. The Reporter reports that the deal placed Jemo No. 2, Koye Feche and parts of Tulu Dimtu under the Oromia Special Zone. Borkena also lists Jemo. That zone's towns now form Sheger City.

This matters for Jemo 2 buyers. We could not find a public guide that says which office now registers title transfers there. Before you buy in Jemo 2, ask both the Addis Ababa housing corporation and the local woreda office which one can register the transfer. Jemo 1 and Jemo 3 were not named in these reports, but check that the title deed names an Addis Ababa sub-city.

Studio units also come up for sale. Ask for the floor plan and the floor number, because the blocks have no lift.

Prices to buy

The table shows asking prices on listing portals, seen in October 2026. Treat them as a guide to the range, not as sale prices.

On these listings, one-bedroom units at Jemo 1 ask about ETB 90,000 to 115,000 per square metre. Two-bedroom units ask about ETB 70,000 to 108,000 per square metre. The Jemo 2 unit asks the least of these. Compare current condominiums for sale in Addis Ababa.

Rent

Jemo has an active rental market. On Jiji in October 2026, a 68 m2 two-bedroom unit at Jemo 1 is listed at ETB 32,000 a month. A furnished one-bedroom unit at Jemo 1 is listed at ETB 45,000 a month. Furnished units ask more. Browse condominiums for rent in Addis Ababa to compare.

Living at Jemo

• Services. Jemo 1 has branches of Dashen, Abyssinia, Nib, Lion, Berhan, Oromia and Commercial Bank of Ethiopia. Shops, cafes and a public library serve residents.
• Community. The area has many churches and a mosque, and long-settled block associations.
• Commute. Mornings into the city are slow. Plan for traffic on the road to Mexico.
• Age. The first blocks are over 15 years old. Check roofs, stairs and pipes before you buy.

Buy or rent?

Buy at Jemo 1 or Jemo 3 if you want an established area with services, at a lower price than central sites. Think twice about Jemo 2 until you confirm the title authority. Rent if you work around Mexico, Saris or Lebu and want lower costs than a private apartment.

Checks before you buy

1. Which site. Confirm whether the unit is in Jemo 1, 2 or 3. Some listings mix the names.
2. Title and allocation papers. Ask for the originals and match the name to the seller's ID.
3. Authority. For Jemo 2, confirm which office registers the transfer.
4. Loan balance. Ask the bank how much of the loan is unpaid.
5. Occupancy rules. In 2024, the city housing corporation told owners of empty 40/60 units to move in or lose their contracts. Check the current rules if you plan to rent out.
6. Broker fees. Agree the commission before you view.
