About Kilinto Condominium

Kilinto is a government condominium site in Akaki Kality sub-city, on the south-east edge of Addis Ababa. Listings also write the name as Qilinto, and in Amharic as ቂሊንጦ or ቅሊንጦ. The site sits between Gelan condominium to the west and Koye Feche and Tulu Dimtu to the east. Addis Ababa Science and Technology University (AASTU) and the Kilinto industrial park are nearby.

Where Kilinto is and how to get there

OpenStreetMap marks the Kilinto condominium at about 8.895 N, 38.800 E, in Akaki Kality sub-city. Kilinto prison is just south of the blocks. The Kilinto industrial park and the Heineken brewery are about 2 km to the north-east, near Koye Adebabay.

Wikipedia places the main AASTU campus in Akaki Kality, in the Kilinto area around Tulu Dimtu. One seller describes a unit as "in front of ASTU", the short name many people use for the university.

The light rail does not reach Kilinto. OpenStreetMap lists these routes:

  • Anbessa bus AB120 from Kilinto to Megenagna
  • Bus stops named Kilinto and Kilinto Right (Heineken) on the main roads
  • Koye Feche, 2 to 3 km to the north-east, where buses start for Piassa, Mexico and Saris

Local landmarks include Kilinto St. Gabriel church, Kilinto St. Mikael church, Kilinto St. Arsema church and the industrial park one-stop service building.

History and housing program

A post of the 11th round winners list, from August 2016, names Kilinto among the sites where the units are located, with Bole Arabsa, Koye Feche and Bole Ayat. Sellers on listing portals describe their Kilinto units as 20/80.

We could not find a published source for the number of blocks or units at Kilinto, or the exact year of handover. The allocation papers of each unit give its round and scheme, so ask the seller for them.

Kilinto and the boundary deal

In August 2022, Addis Ababa and Oromia agreed a new boundary. Reports on that deal name Koye Feche, part of Tulu Dimtu and Jemo 2 as condominium sites that move to the Oromia Special Zone, now part of Sheger City. We found no report that names Kilinto. OpenStreetMap and the listing portals place Kilinto in Akaki Kality, Addis Ababa. Still, Kilinto is close to the new boundary, so check that the title deed names an Addis Ababa sub-city and woreda.

Unit types and sizes

Listings at Kilinto show these sizes:

Unit typeSize seen in listingsNotes

2 bedroom69 to 70 m2One listing on the 4th floor, 20/80.
3 bedroom86 to 88 m2Several listings, most on the 1st floor.

Most sellers say the unit has a "digital map", which is the common name for the digital title deed.

Prices to buy

The table shows asking prices on Jiji, seen in October 2026. Treat them as a guide to the range, not as sale prices.

Living at Kilinto

  • Jobs nearby. The industrial park, the brewery and the university are close, so some residents walk to work.
  • Commute. Trips to the city centre are long. Bus AB120 runs to Megenagna.
  • Shared costs. Owners pay into an owners' association for stairs, pumps and security. Ask for the monthly fee.
  • Upper floors. Condominium blocks have no lift. Water pressure can be low on the top floors. Check the taps when you visit.

Buy or rent?

Buy at Kilinto if you want a lower price per square metre than central sites and you work in the south-east of the city. Rent if you study or work at AASTU or the industrial park and do not want to commit yet.

Checks before you buy

  1. Title and allocation papers. Ask for the original documents from the housing agency. Check that the name matches the seller's ID.
  2. Sub-city on the deed. Confirm that the deed names Akaki Kality, Addis Ababa.
  3. Loan balance. Ask the bank how much of the condominium loan is unpaid. Agree in writing who pays it.
  4. Transfer rules. Confirm with the housing agency that the unit can legally transfer to you. Do not rely on a power of attorney alone.
  5. Occupancy rules. In 2024, the city housing corporation told owners of empty 40/60 units to move in or lose their contracts. Check the current rules if you plan to rent out.
  6. Broker fees. Brokers often charge a commission. Agree the fee before you view.
