About Koye Feche Condominium

Koye Feche is one of the largest government condominium sites built by Addis Ababa. It lies on the south-east edge of the city, next to Tulu Dimtu and Kilinto. Listings also write the name as Koye Fiche, Koye Fache or Koye Fetche, and in Amharic as ኮዬ ፈጬ. The site is known for a long dispute between Addis Ababa and Oromia. Today, Wikipedia lists Koye Feche as a sub-city of Sheger City in Oromia. Read the status section below before you buy.

Where Koye Feche is and how to get there

Koye Feche sits about 22 to 25 km south-east of the city centre, according to Ethiopia Insight. OpenStreetMap marks the Koye Feche condominium at about 8.90 N, 38.82 E. The site has two main parts, Koye Feche 1 and Koye Feche 2. Bus stops along the main road carry names such as Koye Adebabay and Koye Feche 2, 3 and 4.

The light rail does not reach the site. OpenStreetMap lists these bus routes:

  • Anbessa bus AB131 to Piassa
  • Anbessa bus AB106 to Mexico
  • Anbessa bus AB113 and Sheger bus D52 to Megenagna
  • Sheger bus SH091 to Saris

Nearby landmarks include Koye Adebabay (the roundabout), the Kilinto industrial park and the Tulu Dimtu roundabout to the south.

History and housing program

The Addis Ababa city administration started building Koye Feche in 2014, with phases 1 and 2, according to Ethiopia Insight. The first residents, winners under the low-income 10/90 scheme, moved in during 2016. Farmers lost land to the project. Ethiopia Insight cites city data that about 1,925 farmers were displaced from the area in 2013 and 2014.

In 2022, the Ethiopian Electric Utility counted 297 blocks at Koye Feche 1 and 788 blocks at Koye Feche 2. It said the blocks did not have a complete power supply after handover. It planned transformers and overhead lines as a short-term fix, and an underground network with a budget of over Br 1 billion as the long-term fix.

The 2019 handover dispute

In March 2019, the city held the 13th lottery round. Addis Fortune reports that it covered 32,653 units for lower-middle income savers, mostly at Koye Feche and Yeka Abado. Africanews reports that about 7,100 winners received studio, one-bedroom or two-bedroom units at Koye Feche 1 and 2.

Protests followed in many Oromia towns, including Jimma, Ambo and Adama. The Oromia government said the units stood inside its boundary. Activists said the units should go to the farmers who lost their land. The deputy mayor said displaced farmers were included in the transfer without a lottery.

A committee later confirmed that 9,000 of the housing units were built inside Oromia. In January 2020, the city cabinet decided to give 1,000 of these units to displaced farmers. In September and October 2020, after more than 18 months of delay, the city transferred the houses to the 2019 winners.

Sheger City status and what it means for title

In August 2022, Addis Ababa and Oromia announced a new administrative boundary. Borkena and The Reporter report that the deal placed Koye Feche, part of Tulu Dimtu and Jemo 2 under the Oromia Special Zone. Borkena adds that condominiums the city built inside the zone become part of it. Oromia then formed Sheger City around Addis Ababa, and Wikipedia now lists Koye Feche as one of its sub-cities.

We could not find an official public guide that says which office now registers and transfers title for Koye Feche units. This is the main risk at the site. Before you pay:

  • Ask both the Addis Ababa housing corporation and the Koye Feche sub-city office of Sheger City which one can register the transfer.
  • Check which authority issued the seller's papers. One seller in October 2026 says the ownership documents were renewed. Ask to see who renewed them.
  • Do not rely on a power of attorney or a private agreement alone.

Unit types and sizes

The 2019 round at Koye Feche covered studio, one-bedroom and two-bedroom units. Listings also show large three-bedroom units.

Prices to buy

The table shows asking prices on listing portals, seen in October 2026. Treat them as a guide to the range, not as sale prices.

Homes at Koye Feche ask about ETB 47,000 to 73,000 per square metre. That is low for Addis Ababa, and the title question is one reason. Compare current condominiums for sale in Addis Ababa.

Rent

We found no current rental listings for Koye Feche homes. In 2021, Ethiopia Insight reported that a one-bedroom rent at the site doubled to Br 3,000 a month in one year. Rents are much higher now. Browse condominiums for rent in Addis Ababa for current prices.

Living at Koye Feche

  • Power. The utility reported power gaps after handover. Ask neighbours how reliable the supply is in your block.
  • Commute. The site is far from the centre. Buses run to Piassa, Mexico, Megenagna and Saris.
  • Security. In 2021, residents told Ethiopia Insight about tension in the area. Visit at different times of day.
  • Shared costs. Ask the owners' association for the monthly fee and any unpaid amount.

Buy or rent?

Rent first if you want to live at Koye Feche. You learn the area without the title risk. Buy only when you know which authority will register your title, and when the price reflects that risk.

Checks before you buy

  1. Title and allocation papers. Check the originals and the issuing office. Match the name to the seller's ID.
  2. Authority. Confirm whether Addis Ababa or Sheger City registers the transfer.
  3. Loan balance. Ask the bank how much of the loan is unpaid.
  4. Occupancy rules. In 2024, the city housing corporation told owners of empty 40/60 units to move in or lose their contracts. Check the current rules if you plan to rent out.
  5. Broker fees. Agree the commission before you view.
