Eagle Hills Ethiopia is the Ethiopian arm of Eagle Hills, a private real estate developer based in Abu Dhabi. Mohamed Alabbar chairs the parent company. In Addis Ababa, the company builds one large project: La Gare, a mixed-use district on the site of the city's former main railway station. The project is a joint venture with the Addis Ababa city government.
Eagle Hills launched La Gare in November 2018. The land is the old station area at the end of Churchill Avenue, in central Addis Ababa. The station once served the railway to Djibouti.
Addis Fortune reported that the deal came after a renegotiation. The city granted Eagle Hills the 36 hectare plot on a 99-year lease without an upfront payment. In return, the city keeps a 27% share in the project. Addis Fortune put the project value at about ETB 50 billion.
In January 2024, Capital reported that China Communications Construction Company (CCCC) was building four buildings. The plan included a 30,000 square meter mall and four residential towers. Officials gave 2026 as the target to complete and hand over the project.
Do not confuse this project with the "La Gare" apartments by Gift Real Estate. We found no link between the two.
Eagle Hills does not publish a price list for La Gare in the sources we checked. The company has held sales events in Addis Ababa, including a launch at the Hyatt Regency that drew more than 1,200 potential buyers in 2020.
Ask the sales team for the price, the currency of payment and the payment schedule. Ask which tower and phase you are buying, and the handover date for that tower. If you live abroad, read buying property in Ethiopia as a foreigner.
La Gare is a large and complex project. About 1,600 households lived on more than 10 hectares of the site before the deal, and their relocation delayed the agreement, per Addis Fortune. A 2019 design also required the demolition of several large buildings on the site. The original pledge was to finish within about seven years of the 2018 launch. We found no public report that confirms full handover. Check the status of your tower before you pay.
